1300 Parkwood Circle NewsProposed conversion of office tower to luxury aptsWell, it seemed like a good idea. Like many office buildings, the handsome 10-story tower at 1300 Parkwood Circle has seen occupancy plummet. This hurts the owner, the county, and the community. Enter Dwell Communities, LLC, an experienced developer proposing to convert the building to high-end apartments. Great location, great space, great views, great parking. However, Dobbins Air Reserve Base didn't see it that way.
Even though this building is already there, the location is in an Accident Potential Zone (APZ II). As an office building, it's allowed, but with a category change to residential, Dobbins has the official status to block it. After looking for a solution, the developer withdrew the application. We do appreciate the safety stance and Dobbins' right to take it, but as an office tower at full occupancy, this building would hold many more people than it would as apartments. We'll let you know if anything changes. Seriously low occupancy in office buildings is a problem all over the country.
