The new luxury apartment buildings have opened. Bexley Powers Ferry (previously Elan Powers Ferry) offers traditional luxury apartments. Overture Powers Ferry is an Active Adult community with luxury apartments for 55+. Rose & Crown is open in a brand new building in the middle of the property.

8.8-acre site will be completely redeveloped.

On August 21, 2018, the BOC voted 5-0 to approve rezoning application Z-47.  The 8.8-acre site runs from the south side of the former Sage Woodfire Grill, all the way to Windy Ridge across from Fidelity Bank. The project will consist of a newly built Rose and Crown, plus another restaurant (TBD), bookended by luxury apartments. The number of apartments was reduced to 171 Active Adult units and 280 traditional apartments. The project’s stormwater system will be a major improvement over the site’s existing system.  ​

PFCA impacts Project during planning stage.


Developer incorporates input from the PFCA's position statement on Z-47.

The PFCA position statement was sent to the Planning Commission and the Applicant.  It contained requested improvements to the project. The Applicant's representative met with the PFCA and ultimately incorporated the majority of the requests. They are reflected in the revised Stipulation Letter submitted to the county on 8-16-18.  Read the Z-47 Stipulation Letter 8-16-18

PFCA position statement requests changes to improve
​the project.

The PFCA recognizes the strong community interest in this neglected stretch of Powers Ferry Road. After much thought and discussion, it has respectfully sent a position statement on Z-47 to the members of the Cobb County Planning Commission (the PC).

The Planning Commission holds the initial hearing on a zoning application,
after planning staff have reviewed it internally.  The PC decides whether or not to forward the application to the Board of Commissioners (the BOC), which make final zoning decisions. The PC can forward the application as is, forward it with recommended changes, hold the application, or deny the application.

There are many things for the Planning Commission to weigh in considering Z-47.  Is the proposed project in line with the long-term vision in the county's Powers Ferry Master Plan?  Are there potentially better alternatives that are realistic?  Are there practical ways to modify the project that would benefit the community?  Is time of the essence or is more time needed to address any of the above?
